In this module, you’ll learn how commercial real estate deals are structured and financed through a combination of equity, debt, and other capital sources. This module focuses on how to strategically position yourself in conversations with lenders. You’ll learn how to approach banks proactively, present your financial story with clarity, and demonstrate stability and preparedness. This module teaches you how to evaluate commercial real estate through the lens of long-term business and financial strategy. You’ll learn how lenders analyze both the deal and the borrower. his module prepares you to move through underwriting as a qualified and credible ownership candidate.Know when and how to move forward with confidence.
This module helps you determine when your business and financial profile are fully aligned for acquisition. The focus is on ensuring that when you move forward, you do so from a position of strength—prepared, qualified, and capable of successfully completing the ownership transition.Solidify ownership and plan beyond the purchase.
The final module focuses on formalizing your transition from tenant to owner and positioning your real estate as a long-term strategic asset. This module ensures your acquisition is not just a transaction, but a strategic move that strengthens your business, builds equity, and supports future expansion, succession, or sale.

Step 01 — Information Session: Attend a live information session with Aysha to hear about the ownership pathway, program expectations, and what the cohort experience looks like.

Step 02 — Application- Applications open following the information session. Cohort members are carefully selected based on fit, financial stage, and commitment to the process.

Step 03 — Accepted participants receive onboarding materials and submit a $500 deposit to confirm their seat.

Step 04 — The Work Begins, starting in April, you'll move through 10 in-person sessions designed to change the way lenders see your business — and the way you see it too.

Step 05 — The February Retreat, program graduates receive an invitation to the optional February 2027 retreat — a closing chapter built around integration, clarity, and next-phase decision-making.
